Monticello – All You Need To Know

Monticello is home to around two thousand people. It gets its name from the long, curved Monticello Drive that runs through the subdivision. There is also a Monticello Park located at the northern end of the neighborhood. White Settlement Road marks the northern edge of the neighborhood.

Bailey Avenue and Arch Adams Street form its eastern boundary. West Seventh Street is the southern edge of the neighborhood. The UNT Health Science Center is just one block south of the southern boundary of Monticello. University Park is located to the east. Crestwood is north of Linwood. The West Fork of the Trinity River is north of that.

There isn’t really anything west of the neighborhood until you reach the West Fork Trinity River Branch, though there are a few streets like Rivercrest Drive. The trails stretch along the riverfront. The neighborhood of Riverbend is on the other side of the Trinity River. North Hi Mount is south of Monticello. University Park separates Monticello from University Drive and the neighborhood of Linwood.

Jo Kelly School is located directly north of Monticello Park. North High Mount Elementary School is on the southern edge of Monticello. Students are generally funneled to Stripling Middle School and Arlington Heights High School.

Residents in this neighborhood can walk to the University of North Texas Health Science Center and its medical school. Residents at the southern edge of the subdivision can walk or ride their bikes to museums in the cultural district like the Kimbell Art Museum and Amon Carter Museum of American Art. The Christian Arts Museum of Fort Worth is located in Linwood on Hamilton Avenue. Texas Christian University is a ten minute drive north on University Drive.

The Linwood area has many mid-market single family homes as well as apartments. You can find three and four bedroom single family homes in the area. A modest home with less than two thousand square feet will cost half a million dollars or more. You can find homes built in the 1930s and redeveloped lots with homes built since 2000. The newer homes tend to be luxury properties, and they cost up to a million dollars. The area has a fair number of townhomes. This is why the median home price is just over 500K. The median individual income is a little over forty thousand dollars, while median household income is roughly seventy thousand dollars. Around half of residents are renters. The area is home to many singles, childless couples and roommates. That’s why the average household size is 2.1. According to the Census, the median age is 37.

Monticello received a walk score of 62. This makes it the twentieth most walkable neighborhood in Fort Worth. It received a public transit score of 31. The main bus routes are on University Drive, Bailey Avenue and White Settlement Road. Linwood has a total of seven bus stops. It has an average walk score of 50. The FEMA Flood X score is 1 out of 10. It is not prone to flooding like neighborhoods closer to the Trinity River.
